A Whole ‘Latta’ Fun Staging on Latta Avenue

It was hard to believe this home near Olde Town East was built in 1875.  Inside, this home has been updated to the 21st century while capitalizing on the beauty of its former life.  Exposed brick, interesting secret rooms, and wood details commonly found in older homes made this house a decorating dream.

Both days at this home, numerous neighbors expressed excitement about the prospect of new people moving in.  One entrepreneurial fella offered to shovel the sidewalk for us (for a fee, of course).  All were friendly and that same charm was felt inside as well as outside.

On entering the home, you were in a multipurpose room.  The stunning brick fireplace was balanced by exposed brick in the kitchen.  We love staging with these elements.  The decor we selected was a mixture of old and new because that reflected the vibe of the house.  We used old books, vintage cameras and an antique radio on shelving the flanked the fireplace.  Even an old bowling pin worked to complete the over theme.  New leather chairs and a tufted sofa were the perfect pieces for the “new” part of the equation.  We created a cozy family room with a dining space tucked in the bay overlooking the neighborhood outside.  We were thrilled with how it looked when finished.

Stainless appliances and wood flooring in the kitchen paired perfectly with additional eat-in seating at the kitchen island.  All the tones and colors worked so well together.  There was just enough space for us to add a cream plush chair for a reading corner. By doing so, it pulled in the sofa color from the adjacent living room.  Magnificent!

Down the hall from the kitchen was the first floor owner’s suite.  More exposed brick and hard wood floors lent to a warm space for the next homeowner to lay their head.  I viewed the room as a dream in cream because of the neutral bedding we selected.  Our signature pillows added variety and interest to the cream.  The private bath in shades of grey was only a few steps down a hall of double closets.

The laundry was down the hall from the master. We thought it was also the perfect place for a planning desk and an area for Rover to curl up.  From there, we rounded out the first floor with a half bath and moved upstairs.

The second floor housed two bedrooms and a full bath.  We visualized those bedrooms as ones for kids.  The larger bedroom was decorated in homage to first responders, namely Fire Fighters.  The room was spacious and whichever child got to select their room first would almost certainly pick that room.  In addition to the bed, we added a desk for study time, and a space to hang out with friends and watch tv.  Mom and dad ought to expect that kiddo to be living at home for many years.

Just across the hall was the smaller of the upstairs bedrooms.  We had the perfect bedding to go with the grey walls and carpet in this room.  Our BoHo look screams teenager.  All the pillows and textures made the bedroom one we know others will adore as much as we do.  This might have been the smaller of the two bedrooms, but it has a nice-size closet with a window that looks out the front.  This would give that he or she a perfect perch to see what’s going on outside.

All in all, this home is the ideal balance of old meets new.  The neighborhood is full of old world charm and the nearly 150 year old home has many MORE years of life to give.

Driving Park Home Staging: Our Second Stop on Linwood Avenue

Another stop on Linwood Avenue, an up and coming area near downtown Columbus. For this stage, we were called to focus on the main areas, or the “power” areas that normally grab your attention. Those spaces include the entry, living rooms, kitchen, dining rooms, and the owner’s suite.

Starting from the entry, which needs to be the best possible impression: we staged this welcoming entry with a space to hang your hat and bag, and a table in the nook ahead to drop off your keys!

In this living room, we used a bold yet inviting color combo to catch the attention of buyers. A fiddle leaf fig fit perfectly in the corner to liven up and modernize the space. A ladder for blankets near the fireplace was perfect to cozy up in the room, and a large blue accent chair really tied all the colors together.

Next up, modern updates make this kitchen a HUGE wow factor in this home. What a space!  The island seating for 3, the dark sink and pendant lighting area all on-trend, yet classic, features that we knew buyers would love.

Carrying on with the in beautiful, bold blue decor throughout this home, we couldn’t be more pleased with how it all flowed. Check out the dining table set for 6, with a ledge perfect for displaying art or dishes!

A mudroom, linen closet and half bath finished out the main floor.

On the second floor, the owner’s bedroom showed off large windows and an en-suite.  En-suites, especially in a downtown home, are a rare luxury!

This home went into contract within a week of being on the market and we can’t say we’re surprised!

Southern Orchards Home Staging: Our First Stop on Linwood Avenue

We get the luxury of walking lots of unique properties around greater Columbus, and this listing was one we could not wait to get our hands on. This home, built in 1913, was completely renovated from top to bottom. Boasting 3 finished floors, 3 bedrooms and 2.5 baths, we knew this home would not last. Each of us had a guess of when it would fly off the market (4 days was the highest bid – we were highly optimistic). But guess what? It went into contract in HOURS. Less than 24 hours.

When we walked this home we IMMEDIATELY knew the inventory we wanted to install in each room. We went for modern, a tad-Bohemian and little vintage to pay homage to the home’s history. Without further ado, let’s start from the front living room.

This living room has to be one of our favorite living rooms to date. With the exposed brick background, we brought in our modern and vintage decor to create a memorable space for all. The kitchen continued with the exposed brick, so we brought in some teal-blue to complement the brick color.

Attached to the kitchen was the dining room, where we staged with modern decor and some of our favorite sets of art – gold shells in a glass-front frame – to create the ultimate dining area, set for 6.

Moving to the second floor, the owner’s bedroom provided privacy – fully renovated to boast its own bathroom and walk-in closet! A rare feature for a historic home.

When you have exposed brick walls, you have to go big and get creative with the kids’ themes! We thought the firefighter-themed room was the perfect choice for on of the bedrooms.

The last bedroom was a boho-inspired room, a perfect choice for this listing.

A second floor laundry is one of those features you may not appreciate until you move into the space. This particular laundry room was large enough for a chair, perfect for reading a book while waiting for the laundry to finish!

Lastly was a third floor loft, perfect for a little privacy while working from home, plus it had a lounge space when you need to take a break to watch some TV. The opportunities for this large open room are endless!

Overall we couldn’t be happier with this space, and are so excited for the sellers and buyers!

A Divine Home in the Deep Run (Powell) Community

Natural light, soaring ceilings and colorful accent walls in Powell.

This beautiful and bright home in Powell greeted us with many windows that looked out onto the treed property.  We knew highlighting those views was a must.  The two-story foyer was kept open to not distract from the clean sight lines that ran from the front door to the back of the home.  Art and an accent table kept it simple yet welcoming.

The open floor design meant marrying decor between the kitchen, living, and dining spaces.  Our first accent wall was the fireplace wall. It was a darker gray than the rest of the home.  The dining space gave us the second accent wall.  It was painted blue below the chair rail.  With multiple shades of gray combined with a blue accent wall, we selected furniture, decor, and art to bring it all together. The dark wood tones of the hard wood flooring were complimented by the tables Sanctuary brought in and the layout for the furniture meant there was a clear path that flowed from room to room.

We pride ourselves on being thorough.  That includes the attention to detail that went into decorating built-in shelving with purpose.  Yes, we decorate shelves.  We truly think about what goes on shelves and when it’s right, it shows.  The shelving in the lower level family room and main level built-ins were thoughtfully filled with perfect items appropriate for shelves and offer buyers inspiration for what they could do ‘when’ they buy the house.

Home offices are a hot commodity right now and this room was our next color task.  The plum and gold colors of this office were different from the rest of the house.  We softened some of the plum with airy, neutral curtain panels and used art and an antique globe to blend the gold hues with the plum walls.  This was another room with a spectacular view and it turned out amazing.

The great thing about the kitchen of this home, was the amount of space a homeowner would have when preparing meals.  To showcase that, the table was positioned outside the prep area in a space surrounded by windows with views of the back yard and patio.  There was bar seating for four and table seating for six.  That’s a LOT of people to have in a kitchen yet there was still plenty of space.

With all that space, there were many colors going on in this kitchen:  grey walls, white cabinetry, black granite, stainless appliances, wood floors and a beige tile back splash. We were tasked with making it all cohesive AND look fantastic.  We accomplished the feat by using a natural jute table runner and art to bring the tile color over to the table area.  The table itself was a compatible gray tone to the walls and the place settings were a clean white.  We started adding hints of blue in the kitchen to compliment the wall in the dining space since the rooms were connected.  It was a harmony and buyers must have agreed.

This 3400+ square foot four level split had four bedrooms.  The Owners retreat being on a level all its own.  We appreciate the concept of tranquility that homeowners get from having their own space, so we aim to make master bedrooms special.  From clean lines and a private seating area in their room, it is our goal for potential buyers to see themselves utilizing the space.  We like to add touches like closet items, bath/shower accessories and decorative pillows which we love love love.

The fourth level saw the remaining three bedrooms, the laundry and a bathroom… and more colored accent walls.  We embraced the accent walls of both the full bath and the child theme bedroom.  A dark blue wall of the bedroom was the perfect backdrop to pop the white headboard and railroad theme for a child’s room.  The purple/gray wall of the bath meant we could bring in patterned towels and shower curtain to bring it all together.

The femininity of the ballerina bedroom would be any little girl’s dream and (buyer beware) the oversized chair in the guest bedroom might make your visitor stay even longer.

Sanctuary even thinks of furry family members when space allows.  The mudroom provided a perfect spot for us to pay homage to potential pets.  Animals are a soft spot for us too.

Once this stage was complete, the moment guests crossed the threshold of this home, they were wowed.  Everything about it was perfect and it showed when the property went into contract after only 7 days on the market.

A Heavenly Home on Harlem

Our latest stage took us to a completely renovated Westerville 4-level split. We created multiple living spaces throughout the home, including the living, family, lower level, and sunroom.

First up is the entryway, perfect for a small table. If you’re coming from the garage or front door, you have easy access to drop off your keys and wallet.

Next up, an open kitchen-living-dining space ready for entertaining. In the kitchen are brand new quartz counters and an island for 2. Connected to the kitchen, we just love the dining space.  The room overlooks a back deck, and our eyes are drawn toward that beautiful light fixture.

Next up, the owner’s suite. A gray palette creates a calming owner’s bedroom.  So many options on where to relax!  A back deck is another great feature of the owner’s bedroom, perfect for a seating area (or hot tub!). A clean and serene bathroom in the owner’s suite and a connecting owner’s closet round out the space.

The top floor also boasted two additional bedrooms, which we decorated in a dino-themed space and a circus-themed space, two of our popular kids’ rooms. Another renovated bathroom completes the top floor.

Going downstairs, modern black and white décor were used in the family room. We created a lounge area and placed a small table in the nook, perfect for some family games.

In the lowest level was a designated office, which we staged with pops of red. This space had its very own built-in desk and lots more square footage tucked away from the rest of the home for peace and quiet.

Last up was a finished laundry room and another play/living area downstairs.

We had so much fun creating memorable spaces in this home and are ready to see how quickly this property flies off the market!

Ultimate Luxury Living in Bexley, Ohio

Another visit to Bexley, and we were blown away by another gorgeous property listed at $2.69 million. This home had a Studio McGee-vibe with soft muted colors along with all of the current features and fixtures in the house. This home was a built in 1900, and was completely renovated from top to bottom. Four levels and a large above-garage studio made planning and staging this no small feat.

First up, this kitchen in unbelievable – we are speechless! Seating for 6 in the breakfast area, with another seating area next to the kitchen to sip coffee (or a cocktail) and converse while cooking dinner.

We staged with classic décor in the dining room, directing views out the front window. Another amazing space in this luxury listing – the living room. Check out that fireplace! We are so pleased with how this space turned out. And how about the half bath wallpaper – it is PERFECTION.

Another living area in the sunroom connected the three spaces for ultimate entertaining. Natural light pours in through the many windows of the sunroom. We couldn’t help but imagine spending time in here. We brought natural elements into the space and are so happy with the results!

Upstairs brought us to 3 additional bedrooms, including a monstrous owner’s suite. The owner’s bedroom, complete with a fireplace, was the ultimate sanctuary. We are in love with everything about the owner’s bath. We couldn’t think of a more perfect space to relax after a long day. And last up – that CLOSET with its own island! We had to go all out and stage it too!

Our equestrian-themed and ski-themed bedrooms were the perfect choice for this luxury listing, and upstairs we finished the space with a bonus room, perfect for homework or a board game, and a guest bedroom.

Traveling all the way down to the finished basement, we created a modern space with mainly black and white décor. A pub table and chairs complete the space and we couldn’t be happier.

This luxury listing is a popular home on Redfin, and we know the buyers are in for a treat. We fell in love with this listing and are so excited to see how fast it sells!

A Beauty in Bexley

Our most recent stage took us to a charming home in Bexley. If you haven’t been to Bexley, we highly recommend visiting (and possibly living there!). It is a wonderful family-oriented community super close to downtown Columbus.

We absolutely loved this home. The exterior felt warm and inviting, like a large cottage out of a storybook.

Starting at the entry, we will work our way around the home. With proper planning we were able to bring in the perfect entry table for this charming home. In the living room, multiple seating areas and natural light pouring in from the large windows are a few selling features of this space, all color-coordinated in variations of blue.

A room off the living room was perfect for a home office. It even had a sliding door out to the back yard, perfect for a few breaks between conference calls!  Next up: the kitchen. We love the unique backsplash with cool-toned tiles.  We even added a coffee station to help you get ready for the day ahead.

Going up the stairs were three bedrooms and two baths. The owner’s suite was a homeowner’s oasis, complete with a dream bathroom with all on-trend features. We can’t help but imagine if this was our own suite!  The second bedroom upstairs was staged as a Parisian kid’s bedroom with the perfect chandelier to top it off! We are so in love with how the room turned out!  The last bedroom was our train-themed bedroom, which is always a favorite with the kids.

After the homeowner saw the home staged, she said that she wanted to repurchase her own house! What a wonderful compliment! We cannot wait to see how fast this home sells.

Home Staging for Upscale Living in Dublin

Our most recent stage took us to a coveted area of Dublin. With over 5,400 square foot between 5 levels, we were in for a treat!

First up, the stunning dining room.   Across from the dining room is a masculine home office with dark wood trim and modern decor & furniture. We are obsessed with how the room turned out!   One of our favorite shelves made an appearance in the home office.  Next up the gathering room with beautiful views out back. Check out these soaring ceiling – isn’t it amazing?!

Behind the see-through fireplace was the breakfast area, spacious enough to seat 6 with its own sliding door to one of the decks. It overlooked a large kitchen with additional island seating. Spices, herbs and cutting boards are a few decorative pieces perfect for this kitchen.  We also wanted to bring attention to the spacious pantry.

Up one level was the owner’s suite with a seating area for two.  By the end of this stage, we all were staring at the spa bathroom ready to take looooong bath.

Up to the top level, the first guest bedroom had teals and golds to play perfectly off of each other and created a beautiful space!  Finishing off the space were two additional bedrooms, with Paris and dinosaur themes and a connecting Jack and Jill Bath.

One level down from the main level was the media room ready for the next movie, cocktail and card game.

And finally the finished basement with multiple zones. We staged a perfect playroom that kids will love. So much space!!!  Added bonus? Behind the glass walls is an exercise room, when you need to get your workout in but still watch the kids.

We have been adding more desks to our stages lately, as e-learning and working from home have become our new normal. We tucked a desk into a finished lower level for a perfect spot to concentrate.

And last were another living area and a second guest bedroom suite. We were delighted to hear that this home received multiple offers over the first three days on the market, and sold for $620,000!

We have been fortunate enough to stage two homes so far on this particular street of James River Road in Planters Grove, New Albany.  Being around real estate, we knew this home would go fast, and we were right!  This home received multiple offers, and it went for $26,000 over ask. We love helping sellers earn the most out of their home.

(4) Kids’ bedrooms: The safari nursery returns. What a special room!  The second kid’s room:  a ski-themed kid’s bedroom ready for the adventurer.

(5) Play rooms are always a hit.  A perfect designated space to store all the toys, or at least attempt to!

Home Office Decor Inspiration

Here’s a little inspiration for offices. Since home offices are such a hot commodity, we wanted to show the décor possibilities of an office. And why stop there?   These ideas are easily transferrable to when you are ready to move back to the corporate building and you can create your own decorative space with more than stacks of papers and files!

Another inspiration post for those of us who have been in our homes too long and are ready to refresh our space, but maybe don’t know where to get started.

This post will be focusing on 10 home office spaces we at Sanctuary Staging have staged.  Enjoy!

#1:  This desk has enough space for your computer or to take notes, but brings in more personality with décor to your left and a lamp on your right.

#2:  This office in Upper Arlington had a masculine, woodsy tone, so naturally we brought in a wood statue piece with greenery and a gold globe. Additional shelving in the background was filled with dark books and pieces to bring the space together.

#3:  Subtle green walls were the inspiration to find the perfect pieces to match for the desk. We brought in a dark desk to play off of the home’s woodwork, and greenery to tie in with the green walls. We brought in texture with the bird décor, a vase to coordinate with the art piece, and a desk lamp to make this office shine.

#4:  How about an antique phone for some unique décor? Greenery, a small décor piece, such as the ampersand piece, and books with reading glasses on top are always perfect finishing touches in an office.  We like to bring in the old to coordinate with the new here at Sanctuary Staging.

#5:  Something we consider when staging is the items that convey with the house, and normally window treatments are part of what stays. In this case, the valances were navy blue, and we knew of the perfect furniture and accessories that belonged in the space. We brought in our prop laptop with a few accessories to create an inviting space.

#6:  We transformed a front bedroom into a home office, complete with accent chairs and a large world map canvas. Since home offices are such a hot commodity, we wanted to show off the versatility of this space.

#7:  Our slanted shelves made an appearance in this flex space, and an added bonus: this space overlooked a side deck, perfect for a few daily breaks from work.

#8:  If you just don’t have the designated office space in your home, here’s another option: try it out in your owner’s bedroom or a guest bedroom! This way it’s away from the busy traffic areas, like the kitchen and living room, so you can get some piece and quiet during the day.

We try to show off multiple desk spaces for remote work and e-learning in our stages, because so many of us are working from home nowadays.  And we like stages to be as realistic as possible for potential buyers.

In this photo, a cozy guest bedroom with soft mint-green accents makes this the ultimate space for visitors, complete with a planning desk.

#9:   We were just meant to stage this home and office because we had the PERFECT desk in our inventory to match the built-ins. Greenery, books, antique cameras and vases all came together in this Powell home office.

#10:  A calendar to keep track of what day it is (admittedly necessary some days!), plus the textures from the lamp, vase and greenery make this a perfect planning desk. Simple yet eye-catching décor in this Lewis Center home.
